Frequently ASKED QUESTIONS
-
To help you navigate the process of buying land or a house and land package, we’ve compiled answers to the most commonly asked questions.
What costs are involved in buying land?
On top of the cost of the land itself, make sure you budget for settlement costs, stamp duty (if applicable), and legal or conveyancing fees. If you're building, also consider siteworks and construction costs.
Do I need pre-approval or a letter eligibility before buying land?
It’s strongly recommended. Pre-approval gives you a clear idea of your borrowing power and speeds up the buying process.
What is a titled lot?
A titled lot means the land is ready to settle and build on. Untitled land means the land titles are still being registered, and settlement will occur once they’re issued.
Is fencing and landscaping included?
At Constellar, all lots include complimentary front landscaping with reticulation, as well as side and rear Colorbond fencing. These benefits are available once your home is completed within the specified timeframe - typically 24 months from the Settlement Date. Full details of your fencing and landscaping package inclusions and eligibility will be provided in your land contract.
What is a setback?
A setback describes no-build areas of your lot, which impacts where you can build your new house, garage, pool and more. The Town Planning Scheme of the Shire of Serpentine Jarrahdale has a set of rules that need to be followed. Depending on each lot’s zoning, the setback may differ. Chat to our friendly sales team or your new home builder to learn more.
Are there any building design guidelines i need to follow?
Sure are. We’ve put in place a set of thoughtful design guidelines to create a high-quality streetscape and protect your investment. You can find your Design Guidlines here or within your land contract. Your new home builder will help you meet these requirements.
When can i start building after buying my land?
We know you’re probably excited to get your new home build rolling! As soon as settlement is complete and your builder has obtained all necessary approvals (including building permits), you’re good to go.
What are siteworks and are they included in the build price?
Siteworks prepare your block for construction of your new home. These include tasks like soil testing and levelling to create a house-ready pad. Chat with your builder to confirm these costs.
What is a settlement agent and do i need one?
Yes, you need a settlement agent (or conveyancer) – they handle the legal transfer of land ownership over to you, ensuring the settlement process is smooth and compliant. Make sure you nominate yours within the first 60 days of signing the land contract to avoid late lodgement fees with the Office of State Revenue.
Who can help me through the buying process?
Constellar’s friendly sales team is here to guide you every step of the way.
Will all lots have Fibre‑to‑the‑Premises (FTTP) networks set up for internet access?
Yes. Every lot at Constellar will be serviced by Opticomm Fibre‑to‑the‑Premises (FTTP), ensuring fast, reliable internet access from the moment you move in. You can find out more information on the For Builders page.
